NPS’s real estate portfolio in six charts

The South Korean pension plan has raised its real estate exposure by 13 percent since year-end 2021 - here is a deep dive into its portfolio.

National Pension Service of Korea has increased its real estate assets under management by five trillion won ($3.6 billion; €3.7 billion) in the first half of 2022, bringing its total real estate AUM to 43 trillion won.

According to NPS’s quarterly update, the current size of the investor’s portfolio represented a 13 percent increase from the 38 trillion won in real estate AUM at the end of 2021. The investor also grew its alternatives portfolio from 119.3 trillion won to 135.4 trillion won during the same period.

Alternatives was the only asset class posting a positive return of 7.25 percent in the first half of 2022, while the overall portfolio of NPS saw an eight percent loss.

Coming in at 15 on PERE’s 2021 Global Investor 100 ranking, the South Korean pension fund has 32 percent of its alternative investment portfolio allocated to real estate. Here are some key data points to note about the investor:
