APAC + USA comparison on Valuations

 

Last week we held two fantastic webinars on Portfolio Value at Risk. Both sessions gave fascinating insight, and it was especially interesting to see how the audiences compared. Below I have summarised notes from both sessions, alongside minutes to the recording and poll results.

 

APAC + EMEA

  • Valuations reflects the available evidence to hand, and as there’s less transactions, there is less certainty about accuracy of valuations. – 18 minutes
  • “We think living will be the biggest investment sector within the next 3 to 5 years if it isn’t already.” – 21 minutes
  • The way to think about green is it’s a new term for high quality. “All we’re doing is just redefining prime.” – 30 minutes
  • A lot of offices could be converted into greenfield buildings, but Korean capital is unsure if the valuations will return to pre-pandemic levels, so at current the main focus is on safeguarding existing stock instead of looking at new opportunities  – 35 minutes
  • Managers are acquiring at 55% discount, so there are good opportunities out there for the right type of capital, “you need to have conviction” – 41 minutes.
  • Residential is an essential asset class, whilst we can choose not work in offices and buy in shops, “residential essentiality is really important.” – 52 minutes

 

USA + EMEA

  • Number one thing trying to do is protect value of assets- people get excited, get good deals, but the reality is even if you do billions of dollars of deals it won’t change radically your performance if you don’t manage the rest of your assets well. – 9 minutes
  • 70% of portfolios used to be office, now it’s 30%- “now is the time to look at new strategies” – 13 minutes
  • There has been been a lot of valuation movement since last summer, and it’s the first time valuers have moved off the back of sentiment rather than the number of transactions. For once, Europe is ahead of the curve in terms of valuation adjustment – 20 minutes
  • “Working from home has affected the US market more than the market in Europe, and so there is a huge uncertainty, and the uncertainty is so big that people don’t know exactly how to price it.” – 25 minutes
  • “What we’re looking at now is experience led assets… Real estate is not a commodity anymore, it is an operative asset. Today, tenants want something more.” – 43 minutes
  • “AI will change significantly change how we invest- it will tell you how to invest, it will be a way to generate returns” – 54 minutes
